MASTERPLAN

The key elements of the proposed development are as follows:

  • 1,385 new homes, in a variety of types, sizes and styles
  • 150,000 sq ft of office floorspace
  • Support facilities including bars, restaurants, small-scale retail,
    health and fitness and spa, banking, a crèche and accommodation
    for social/community uses
  • A hotel
  • Preservation and change of use of the existing Grade II listed
    Lower Forge buildings
  • Change of use of the Grade II listed former cottages/stables to residential use
  • Areas of amenity greenspace and more formal civic spaces, including children's play space and a square around the retained existing Lower Forge building
  • Wildlife and ecological enhancements including a new wildlife pond and wildflower meadow along with associated landscaping and planting throughout the site
  • Improvements to existing vehicular junctions allowing access in to and out of the site from Abbey Road (A65)
  • New internal access roads

  • Internal undercroft parking, thus avoiding car-dominated street scenes
  • A network of pedestrian and cycle routes, enabling connections to the east and west of the site linking into the national cycle network and canal towpath, and including new footpaths alongside the former Abbey Mill Race which is to be reopened
  • New pedestrian and vehicular bridge crossings over the River Aire
  • Site remediation works to address contamination associated with the site's historic industrial usage
  • Riverside improvement works (including works to the river bed and bank) and engineering operations
  • Creation of a flood relief channel, in the existing river bend.
